Trammell Crow Lands Life Science Tenant in Chicago
Grove Biopharma has signed a 17,000-square-foot lease for science-ready lab space in Chicago’s Fulton Market neighborhood. The 423,460-square-foot property, located at 400 N. Aberdeen St., is part of Trammell Crow Co.’s Fulton Labs. CBRE’s Dan Lyne represented the owner, while Jonathan Metzl and Chip Evans of Cushman & Wakefield represented the tenant.
The biotech startup previously operated out of Portal Innovation’s Fulton Labs location. As it relocates to a larger space that will house its headquarters and laboratory, the firm will continue its research on developing medications to combat various diseases like cancer.
TCC broke ground on the Aberdeen project in 2020 and completed it two years later. The 16-story building has floorplates ranging from 15,935 to 33,914 square feet, as well as 12,000 square feet of retail space, according to CommercialEdge data. Grove Biopharma will be joining other tenants such as Portal Innovations, Mattiq, Illinois Tech, Rhaeos and more.

The mid-rise is approximately 16 miles from O’Hare International Airport and 2.7 miles from the Navy Pier. Downtown Chicago is 2.6 miles away, with various retail and dining options nearby.
The location is also 9 miles from another TCC life science development, dubbed Hyde Park Labs. The developer started vertical construction on the project in 2023 and topped it out last year.
TCC’s other ventures
As of this March, TCC had $12.8 billion in its development pipeline. The company recently started construction on a 1 million-square-foot industrial project in Hagerstown, Md. When complete, the build-to-suit facility will serve as the new primary East Coast distribution center for Lifetime Brands.
Another ongoing development is a Home Depot facility in Stockton, Calif. TCC partnered with Realty Income Corp. for this $100 million project that is slated for delivery in 2026.
