Top 5 Office Projects Under Construction in Miami

Miami’s office construction activity continued solid performance recorded throughout 2024. During the first three months of the year, the metro’s pipeline consisted of 2.5 million square feet of space across 16 properties, according to CommercialEdge data. This accounted for 3.1 percent of its existing stock, above the national average of 1 percent.

The following list consists of the five largest office projects currently under construction in Miami as of the end of March, mainly located in the downtown and North Miami areas. These projects feature a combined 1.4 million square feet of space, with 590,000 square feet being attributed to medical office projects.

1. Royal Caribbean Headquarters

In August 2019, Royal Caribbean Group started construction on its future headquarters located at 1050 Caribbean Way, in Miami’s central business district. The project totals 380,000 square feet of office space across 10 stories. With HOK as architect of record, designer and structural engineer, the new headquarters project as part of the cruise operator’s $300 million campus on Dodge Island.

Designed with sinuous forms, the upcoming office property will include an auditorium, a on-site cafeteria, a rooftop terrace and garden and an adjacent parking garage with 1,450 parking spots. A soccer field, running track and basketball court will be found on top. Additional amenities include multiple green spaces, gyms and services for the company’s 3,000 South Florida-based employees. Initially expected to come online in 2020, the project’s deadline was pushed to January 2026, CommercialEdge data shows.

2. UHealth Medical Center at SoLé Mia

The second-largest office project underway in the metro is UHealth Medical Center at SoLé Mia, developed by Turnberry and LeFrak Organization. The 370,000-square-foot medical office development will rise at 2111 Solé Mia Way, within Miami’s Biscayne Corridor submarket. Developers landed $33.3 million in construction financing originated by HSBC Bank USA in 2022, according to CommercialEdge.

Construction started in September 2023, with initial plans calling for a 225,000-square-foot property, with the possibility of a 100,000-square-foot expansion. The building topped out in April 2024, with the project rising seven stories, while the delivery date is scheduled for September this year. The property will be used by The University of Miami Health System and will include 110 exam rooms, 33 clinical cancer treatment rooms, 10 operating rooms as well as endoscopy, radiology, comprehensive imaging and ancillary services. Additional features include a garage structure with 1,200 parking spots and open green space.

3. The Wynwood Plaza

Our list continues with L&L Holding Co.’s The Wynwood Plaza, a 1 million-square-foot mixed-use tower that will feature a 266,000-square-foot Class AAA office component in the city’s Wynwood Arts District. The company is developing the project in partnership with Oak Row Equities, while Shorenstein Properties in project partner and Claure Group is co-investor.

The Wynwood Plaza is set to rise 12 stories at 95 Northwest 29th St. and include 509 residential units and 25,000 square feet of ground-floor retail space and a public plaza totaling 26,000 square feet. Gensler is the designer behind the office component at the project, that will feature private terraces on every floor, a rooftop space with landscaped seating area and an amenity floor with a fitness center, a café, an on-site restaurant and others.

Construction at The Wynwood Plaza started in early 2023, with $215 million in construction funds provided by Bank OZK. The completion date was pushed to the end of April 2025 and Cushman & Wakefield is overseeing office leasing here. Earlier this year, the largest office lease in the Wynwood submarket was recorded here: Amazon signed a 50,333-square-foot deal here.

4. Mount Sinai Medical Center – Irma and Norman Braman Cancer Center

Another medical office project, the Irma and Norman Braman Cancer Center is developed by New York-based Mount Sinai Health System, in Miami Beach, Fla. Totaling 220,000 square feet, construction on the project started in October 2023, while delivery is scheduled for early 2026. The $250 million cancer treatment center will be at 4300 Alton Road on a 53-acre lot, on Mount Sinai Medical Center’s main campus.

Mount Sinai Health System’s cancer care program is developed in affiliation with Columbia University, allowing access to more biomedical research and training, while the doctors at the new cancer care facility also serve as Columbia University associate professors. The seven-story will include spa services and access to nutritional classes and physical, music and pet therapy. The Irma and Norman Braman Cancer Center will also include a wellness program as well as physical, financial and mental coaching and support services.

5. 2600 Biscayne Blvd.

The last entry on our list is the project at 2600 Biscayne Blvd., developed by Oak Row Equities. The 41-story mixed-use tower includes 182,605 square feet of office space spread across the first 10 floors and 399 luxury residential units. Groundbreaking happened in April last year, with the developer securing a $181 million construction loan from Bank OZK.

Encompassing a total of 479,000 square feet of mixed- use space, the development is on approximately 2 acres in Miami’s Edgewater neighborhood. Coastal Construction Group is the general contractor in charge, while Arquitectonica is the architect on record and Vida is the interior designer. Office amenities include a rooftop terrace with seating spaces, covered picnic areas, an outdoor yoga deck, a business lounge, an entertainment room and multiple private meeting rooms and conference rooms. The completion date is scheduled for December next year.
