Sansone Group, in partnership with Clous Road Partners, has acquired an 18.6-acre site in Columbus, Ohio, where the partners will develop a 212,000-square-foot cold storage facility.

The building is expected to break ground this summer. Kadean Construction will serve as general contractor, working alongside Hercules Construction Management.

The site of the Groveport Cold Storage facility is on Groveport Road, less than 5 miles from Rickenbacker International Airport. The location offers direct access to major distribution routes such as interstates 270, 70 and 71.

When complete, the facility will feature cutting-edge cold chain capabilities, including temperature settings ranging from 40 degrees Fahrenheit to –20 degrees Fahrenheit, 50-foot clear freezer heights and a layout designed to optimize logistics operations. JLL and CBRE will market the property that will also benefit from a recently secured 15-year, 100 percent property tax abatement.

Cold storage leaves hibernation

Since the industrial sector’s mid-2023 contraction, the cold storage niche has regained its momentum, with speculative developments being undertaken by multiple players, including Saxum, RL Cold, Karis Cold, BGO, Cold Summit, Americold and Lineage, according to a report from Colliers. Most new spec facilities range between 200,000 to 350,000 square feet.

One of the more recent underway projects is rising in Ronkonkoma, N.Y. Completion of the Long Island property developed by Venture One and BGO Cold Chain is expected in the fourth quarter of this year.
