PNK Group Wraps Up 1.2 MSF Building Near Atlanta


PNK Group has delivered PNK Lambert A, a 1.2 million-square-foot industrial building part of the PNK Park Southern Gateway campus in McDonough, Ga., about 35 miles from downtown Atlanta.
The developer broke ground on the project in October 2023. The 100.8-acre site is at 1325 Highway 42, roughly 2 miles from Interstate 75, which connects the Southeast to the Midwest. The property is 5 miles from the CSX Intermodal, 12 miles from the Fed Ex customer center, 30 miles from the Hartsfield-Jackson International Airport and 40 miles from the Norfolk Southern International Terminal.

At full build-out, PNK Park Southern Gateway is expected to have about 3 million square feet of industrial space across four facilities. The campus is part of a larger cluster of properties that are home to corporations including Ecolab, Horizon Group USA, Whirlpool, The Home Depot and Kimberly-Clark.
The first building to come online at the park was Lambert B, a 1.1 million-square-foot speculative industrial building; PNK completed it in 2019 and sold it to KKR in September 2021 for $103 million, according to CommercialEdge data. Then, in December, KKR acquired Lambert C, a 425,660-square-foot, single-tenant distribution building that was delivered earlier that year.

In addition to a 40-foot clear height, Lambert A features ESFR sprinklers, 213 dock-high doors, column spacing of 50 feet by 56 feet and reinforced concrete floors with 8-inch slab thickness. The cross-dock building, which is being marketed by JLL, can be used for manufacturing, warehousing or as a distribution center. The property can be expanded either by adding some 300,000 square feet to the building or by providing additional parking.
The building’s development benefitted from advancements in industrial construction spearheaded by PNK Group, which is also an engineering and production company as well as an investor and developer. The firm provides the designs and finances the implementation of its projects, organizes construction and, as a general contractor, erects multipurpose facilities from large-unit blocks produced at its own plants in Georgia and Pennsylvania.
Additional PNK projects
In January, PNK broke ground on PNK Park Valley View industrial park in Jessup Township in northeastern Pennsylvania. Valley View 11 and Valley View 19 will feature 162,907 square feet and 255,776 square feet, respectively. The buildings can be customized for a variety of uses including manufacturing, storage and distribution.
Also in January, PNK completed a distribution center for Ecolab Corp. in High Point, N.C., totaling more than 1 million square feet. The company invested approximately $120 million to buy the land, design the building and supervise the construction.
Late last year, PNK acquired an 86.6-acre site in Colonial Heights, Va., from Emerson Cos. to develop an 846,260-square-foot industrial building. It was the company’s first project in Virginia and the Greater Richmond market and has attracted logistics and manufacturing companies including FedEx, LEGO Manufacturing and Mondelez International.
