Tesla Enters South Carolina With Warehouse Lease
Tesla has partnered again with The Sudler Cos., this time for the lease-up of a 251,100-square-foot industrial facility within Fox Hill Business Park in Fountain Inn, S.C. The duo signed a similar agreement last year near Tampa, Fla.
The current move marks Tesla’s entrance in the Palmetto State. The electric car maker will solely focus on the regional distribution of vehicle parts and won’t conduct any manufacturing activities at the new location, slated to open later this year.
Dubbed Building 3, the recently completed Class A distribution center features 36-foot clear heights, 54- to 60-foot speed bays, 40 dock-high loading doors, two drive-in doors and 60 trailer stalls. The property also has 278 parking spaces and 185-foot truck courts.

The facility is at 170 Patriot Hill Drive, providing easy access to interstates 385 and 85. Inland Port Greer and Spartanburg Downtown Airport are within 27 miles, while Greenville Downtown Airport is some 19 miles away.
The master plan, up close
Work on Fox Hill Business Park started in 2020, with the first building completed a year later. The 172-acre master plan currently comprises three completed properties, totaling approximately 764,000 square feet. Upon full build-out, the industrial complex will feature up to 2.5 million square feet.
Partners on the project include architecture firm McMillan Pazdan Smith and SeamonWhiteside, which provides master planning, civil site design and landscape design services. Tenants at the campus comprise Sage Parts Plus, which signed a 103,049-square-foot lease last year.
Tesla’s industrial expansion in the U.S.
Boasting more than 30 million square feet of factory space across three continents, Tesla has further expanded both manufacturing and logistics operations last year. In January, the firm became a tenant at Empire West Business Park in Brookshire, Texas, where it leased a more than 1 million-square-foot facility.
Then, in May, Tesla opened its first Pacific Northwest manufacturing facility at a 245,000-square-foot building in Marysville, Wash. The property is part of Cascade Business Park, a 426-acre industrial development that will encompass about 4 million square feet across nine buildings.
And, a few months later, the company leased a 927,000-square-foot distribution center in Newburgh, N.Y., owned by Matrix Development Group. The speculative construction came online in the business park across from the Newburgh Mall.
