Flex office giant Industrious, together with Florida’s high-speed rail Brightline, will launch workspaces in four train stations across the state, as well as a bookable private train car for working commuters. The first initiative of its kind, the collaboration aims to accommodate business travelers.

The fully amenitized train stations will operate in Miami, Fort Lauderdale, West Palm Beach and Orlando and feature flex office space that will range from 210 to 652 square feet. The workspaces will be able to host team meetings, client sessions, as well as individual work. From one of the four stations, commuters will be able to reserve, then work on the go, from a train car designed to fit up to 66 individuals.

Industrious’ latest trajectory

At the start of this year, CBRE acquired Industrious National Management Co. LLC in an $800 million transaction. CBRE started investing in Industrious in 2020 and expanded its stake to 40 percent by 2022. For the remaining stake, the company paid approximately $400 million.

Industrious plans to open its latest coworking location this fall, in Beverly Hills, Calif., at Douglas Emmett Inc.’s 150 South Rodeo Drive. The future 16,000-square-foot flex office is enclosed in a 71,812-square foot, three-story office building within 13 miles west of downtown Los Angeles.

February saw 7,814 coworking spaces nationwide, which indicated a 25 percent increase year-over-year, according to a CommercialEdge office report. Out of the total office space in the U.S., flex offices accounted for 2.0 percent, reaching 140.1 million square feet. The Southeast area ranked at the top of the list, with a total of 1,960 coworking locations and 33.3 million square feet.
