Buchanan Capital Partners has acquired an industrial asset in Hutto, Texas, within the larger Austin metro area. Innovation Business Park 8, the firm’s latest foray into the Austin market, is a newly constructed 196,523 square-foot warehouse.

Located at 2100 Limmer Loop, the building is approximately 28 miles north of Austin and is part of a larger campus. Overall, Innovation Business Park totals 1.5 million square feet and is managed and leased by AQUILA Commercial. It is also just 7 miles from Samsung’s $17 billion chip factory in neighboring town, Taylor.

“This is the last available building within Innovation Business Park, which has been tremendously successful with leasing and sales,” Ford Albert, director with Buchanan Capital Partners, told Commercial Property Executive.

Following the acquisition, Buchanan is focusing on capital improvements for a move-in ready space. The firm brought on ARCO/Murray as general contractor to assist.

Industrial activity in metro Austin

While fundamentals have been slowing, Austin industrial made headlines a few times over the past 12 months. Back in October 2024, Lincoln Property Co. and Goldman Sachs secured $83.8 million to build an 894,000-square-foot, four-building industrial development in Kyle, Texas. Nearby, Kyle Logistics Park, which is fully leased to Tesla, was recently purchased by MDH Partners.

Closer to Hutto, in Round Rock, IDI Logistics brought online the first three buildings of Sunrise Community Center, totaling 310,689 square feet. Plans call for 465,660 square feet upon completion, across 37 acres.
