Creation JV to Develop 451 KSF Project in Fort Worth


Creation Equity, in a joint venture with a real estate fund advised by Crow Holdings Capital, will build MC820 Logistics, a three-facility industrial park encompassing 451,032 square feet in Fort Worth, Texas. This marks the developer’s fifth project in the area.
Groundbreaking is scheduled for this summer, while completion is set for late 2026. LGE Design Build and Manhard Civil Consulting are part of the development team, while Holt Lunsford Commercial handles leasing efforts.
Outside of the joint venture, Creation also plans to develop The Shops at MC820, an adjacent 6-acre project with restaurant and retail space. The developer just purchased the entire 38-acre piece of land on which the industrial and retail components are slated to rise.

Located at the corner of Loop 820 and Marine Creek Parkway, the site is within the Mecham Airport submarket, roughly 9 miles northwest of downtown Fort Worth. Upon completion, facilities will feature rear-loading docks, with parking set to encompass 473 car spots and 42 trailer stalls.
Creation has more than $3.5 billion in active projects throughout the country. In Texas alone, its development pipeline is north of $350 million. The company’s industrial deliveries have clocked in at more than 3 million square feet in the Lone Star State since 2020.
In December, the developer finalized plans to build two industrial projects in the Metroplex totaling 737,000 square feet, including the 137,000-square-foot Triad 820 development. Creation also partnered with a real estate fund advised by Crow Holdings Capital for that project.
Dallas’ industrial pipeline takes the lead
Dallas-Fort Worth had 23.7 million square feet of industrial space underway as of February, according to the latest CommercialEdge industrial report. This accounted for 2.3 percent of its total stock, ahead of the 1.7 percent national average. The market also led the U.S. in terms of absolute space under construction, outshining Phoenix, which still had a robust 16.1 million-square-foot pipeline.
Lovett Industrial contributed to the market’s underway space by breaking ground on 121 Logistics Park in December. The 339,280-square-foot project in Lewisville, Texas, is set for completion this year.
