Swiss company SHL Medical has officially opened a manufacturing facility in North Charleston, S.C., to make autoinjectors, particularly those used in the cardiometabolic sector. The fully automated facility covering 360,000 square feet represents a $220 million investment.

The factory complements the firm’s existing assembly, labeling and packaging operations in Deerfield Beach, Fla. SHL Medical anticipates delivering 1.5 billion devices in 2025.

The manufacturing facility is at 3471 Trade Center Court. SHL Medical leased the entire Building 2 of Palmetto Trade Center in 2022. The two-building campus was developed by SunCap Property Group.

Located some 16 miles from downtown Charleston, S.C., the property has direct access to Interstate 26. Charleston International Airport is less than 9 miles away, while Port of Charleston is 17 miles away.

Charleston’s industrial market remains resilient

Mark Russo, vice president of industrial research for Savills North America, told Commercial Property Executive “Charleston’s elevated industrial vacancy—now above 15 percent after a period of exceptionally tight conditions—poses a challenge for building owners but creates opportunity for corporate occupiers, especially given its status as one of the most affordable East Coast port markets.

“With a top 10 U.S. port and a state ranking top 10 in recent manufacturing investment, the market remains strategically positioned in the growing Southeast region.”

There were 3.8 million square feet of industrial space underway in Greater Charleston at the end of 2024, with deliveries expected through 2025, according to a CBRE report. However, the fourth quarter of last year saw only one project totaling 549,000 square feet break ground in the metro.

That project is Summerville Logistics Center, a two-building industrial campus developed by CapitaLand Ascendas REIT and Portman Holdings. Completion is expected in the fourth quarter of 2025.
